Prior to listing, LYVE will conduct a deep assessment of each unit. This includes but is not limited to identifying the current rent and square footage, researching comparables in the area, tracking the real estate market, considering unit updates, and implementing a budget that allows for expense recovery.
LYVE believes in tenant selection both on and off paper through a comprehensive multi-step process. Through pre-screening, in-person unit walk-throughs, and extensive background checks, we conduct our due diligence on every prospective tenant.
At LYVE, we do our best to ensure no tenant falls into arrears on rent. If a tenant does not submit rent on time, LYVE will issue an appropriate eviction order ensuring tenants understand the importance of submitting payment on time.
Our thorough tenant selection process and commendable tenant relationships usually assures us that tenants will not willfully or negligently damage units. Of course, accidents can happen, and this is why we require all tenants to show proof of tenant insurance upon move-in. In the rare case negligent damage occurs, we are also prepared to serve the appropriate Landlord Tenant Board (LTB) forms to recover the costs of damage.
